Horizon Uptown will be the first compact, mixed-use sustainable community in the City of Aurora. Located on 500 acres at the southwest corner of I-70 and E470, Horizon will be a vibrant and diverse district in the fast-growing Northeast Corridor.

Lend Lease Communities acquired the 500-acre Horizon Uptown site, located in Aurora, Colorado, in May 2006.

Residential

Horizon will have approximately 3,800 homes, with prices ranging from the mid $100 thousands to high $500 thousands. Home types will include single-family detached and attached, condominiums, lofts and apartments. Three neighbourhoods will feature a diversity of home types, and multifamily homes will located in the mixed-use town centre. On completion, up to 8,000 people will live in Horizon Uptown.

Retail

About 1.3 million square feet of retail stores are planned, including 400,000 square feet of neighbourhood-scale retail and 900,000 square feet of large format and lifestyle retail. The mixed-use town centre will include a neighbourhood grocery store, convenience stores, local restaurants and merchants. Large format retail will be designed as a regional shopping destination and will look to include housewares, outdoor recreation stores and lifestyle uses such as a movie theatres, night attractions and restaurants.

Commercial Office

Horizon will have up to 4 million square feet of office space, targeting the healthcare, aerospace, defense-related, professional/scientific/technical services and administrative/support industries. The commercial offering will provide for approximately 11,000 people to work at Horizon.

Education

Horizon will be a life-long learning community, focusing on learning services for everyone in the community. A K-8 public school, early childhood education programs and adult education and job training opportunities will all be within walking distance to all residents and employees.

Parks and Recreation

Approximately 60 acres of parks are planned, including a 45-acre central park featuring sports courts, an outdoor performance space, open space for community gatherings and gardens. Each neighbourhood will have a unique park. Community gardens and a community center are also planned. There will be low-water, drought resistant landscaping throughout Horizon. Highly efficient irrigation systems will also be installed.

Community Sustainability

Horizon is one of a select group of sustainable developments nationwide chosen by the U.S. Green Building Council to participate in the Leadership in Energy and Environmental Design for Neighborhood Development (LEED-ND) pilot program. A wide variety of community, educational, economic and technological initiatives are being planned. Community events, meeting rooms, business services, civic uses, recycling programs and a community portal are all part of the mix. All homes and commercial buildings will meet green building and energy efficiency standards, and environmentally sensitive development techniques will be practiced across the community.

Timeline

Lend Lease Communities plans to break ground on infrastructure in 2008; a grand opening is currently planned for summer 2009.
